Gas Furnace Maintenance Checklist

  • Check thermostat operation
  • Check that heat cycles on and off
  • Check flame sensor and clean
  • Check drain and pressure tubes for leaks, clogs, or build up
  • Check condensate trap for build up
  • Replace the air filter or clean if reusable
  • Inspect blower motor bearings
  • Check blower belt wear and tension
  • Inspect flue for rust or corrosion
  • Check flue has proper orientation and clearances
  • Record ignitor ohms
  • Inspect burners for corrosion and efficiency
  • Inspect heat exchanger for cracks, soot & rust.

  • Record all capacitor readings

  • Record refrigerant charge, superheat and subcooling
  • Record compressor amp draw.
  • Check crankcase heater operation, if applicable
  • Verify defrost controls
  • Check reversing valve operation
  • Record coil temperature splits
  • Chemically clean condenser coil, if necessary
  • Inspect condensate drain, trap and pan
  • Provide customer with written report of readings and recommendations for repair, if any
